On 10 January 2019, Covivio opened Art&Co (located in the 12th arrondissement of Paris) in the presence of Jean-Philippe Le Boeuf, Chairman and Partner of the architecture agency CALQ, and Christophe Kullmann, Chief Executive Officer of Covivio.
Art&Co has been part of the Covivio portfolio since 2009, and was occupied by the French railway operator SNCF until 2015. It has now been completely refurbished. Located on rue Traversière in the 12th arrondissement of Paris, a stone’s throw from Gare de Lyon station, the fully-let 12,800 m² property offers occupants the exceptional connectivity of a dynamic office district, as well as a wide range of high-end spaces and services.
Showcasing the complementary nature of Covivio’s expertise
CALQ began refurbishing Art&Co in 2015, successfully highlighting the building’s Art Deco aesthetic and enhancing its typical thirties features. To connect the two wings of the building, a full-height glass extension was created over three floors to accentuate the impression of space and light.
With 12,800 m² of useful floor area over six floors, Art&Co is Covivio’s flagship Paris project dedicated to flexibility; the property combines 7,800 m² of commercial lease space with 5,000 m² of flexible office space managed by Wellio, Covivio’s coworking brand. As such, Art&Co provides a common space for the building’s various occupants to meet, with collaborative areas and a wide range of available services: access to all events and conferences, concierge service, themed social and dining areas, meeting rooms and events spaces available for “à la carte” bookings, together with additional space available on an ad-hoc basis.
Art&Co, which is working towards BREEAM certification, also boasts a unique leafy setting, with 600 m² of green areas and terraces, along with trees planted on the inner courtyard and a rooftop.
Fully let, the building’s commercial lease spaces are currently occupied by Adova Group, l’Agence Française de Développement and Bentley Systems France.
Wellio Paris Gare de Lyon, a pro-working space in the heart of the 12th arrondissement
Designed by Colliers International France, this 5,000 m² Wellio space includes 780 work stations, 75 co-working stations, 61 private offices, meeting rooms and four leisure and catering areas. Four months after its opening, the site’s occupancy rate is around 60%. In light of this strong performance at such an early stage, Covivio expects this site to be just as dynamic as Wellio Paris Miromesnil, which opened nine months ago and now has an occupancy rate of over 95%.
Wellio currently has four sites in France, covering more than 12,000 m² of spaces and services supporting users in their pursuit of efficiency through optimum working conditions as regards comfort, confidentiality and connectivity. A fully flexible offering in terms of both time and space, Wellio meets the new requirements and innovative uses of work spaces today.
A focus on Art at Art&Co
As a party to the “Un immeuble, une œuvre” (“A building, a work of art”) charter, Covivio believes that art is a vehicle for its clients’ well-being and adds value to its properties. At the opening of Art&Co, Covivio unveiled Connectivity, a work by US artist Michael Zeleshoki produced specially for the building. Connectivity reflects the harmony between architecture and the building’s interior design. This work combines a revisited Art Deco spirit with botanical elements and evokes the themes of travel and mobility.
