In Vélizy-Meudon, Azur marks a new chapter in the partnership between Covivio and Thales

On 9 July, Covivio handed over the keys to Azur to Thales, marking the culmination of nearly four years’ work. Developed at the heart of the Vélizy-Meudon campus, this new building, covering nearly 38,000 m², has been bespoke-designed to support Thales’s high-tech operations.

Intended to gradually accommodate more than 4,000 employees from the Land and Air Systems (LAS) division, Azur brings together office spaces, development platforms, secure data centres and showroom areas. The complex is complemented by an integrated range of services and nearly 9,000 m² of landscaped areas.

Designed to the highest performance standards, the building is aiming for HQE Excellent, BREEAM Excellent, OsmoZ and R2S certifications, illustrating Covivio’s commitment to sustainable, high-performance property suited to new ways of working.

A new project building on a long-standing partnership

The handover of Azur is the latest development in a relationship of trust built up over nearly twenty-five years between Covivio and Thales.

In 2002, Covivio supported the outsourcing of Thales’ TED production and R&D site in Vélizy. The acquisition, in 2003, of an 18-hectare site subsequently enabled the development of a scalable campus within one of the Île-de-France region’s leading science and technology hubs. A first major milestone was reached in 2014 with the handover of the Helios campus, covering nearly 47,000 m².

Azur is now building on this momentum. Conceived in 2020 as part of a co-design process carried out with Thales’ teams, the project was the subject of a 12-year off-plan lease (BEFA) signed in 2022 prior to the start of construction.

A project at the heart of Paris-Saclay

Located on the Vélizy-Meudon site, within the Paris-Saclay science and technology hub, Azur benefits from an environment that is home to nearly 50,000 employees and more than 1,000 companies. This new development strengthens Covivio’s presence in a strategic region and demonstrates its ability to develop, alongside its clients, value-creating property projects designed to support their transformations.
